Our Marketing Plan is designed to sell your property quickly and for top dollar by promoting its unique features and special qualities, using as much input from you as possible. Market Evaluation – Provide you with the most up-to-date sales data to determine the Market Value of your home. Then we compare your property to other homes currently for sale to determine an appropriate List Price.

Staging –  We assist you with staging the home to make it show better. We make room by room recommendations to maximize showing potential.  Furniture rental is also available through us to make the home buyer experience how the home will live.

Photos – Publish at least 25 professional high-quality photos for your listing which is disseminated to over 70 sites on the Internet. Besides high-resolution, wide angle photographs that display full rooms, we may also include aerial, satellite views and panoramic views.  

3D Floor Plan – Buyers can virtually walkthrough your property with this exciting new technology.  They'll see a 3-dimensional overview of the entire floor plan from above, and they can tour room by room seeing the home as they'd walk through it.  Crisp, clear, realistic, panoramic photography gives buyers the feel of being inside the home.  

Virtual Tour – We publish a Virtual Tour of your property which is distributed to multiple internet sites. Buyers often look at homes with Virtual Tours first.

Special Event  –  Our new listings are marketed to the community via an invitation-only, catered wine and cheese evening event designed to introduce your property to your neighbors.  Your neighbors often have friends and relatives who want to relocate to the area, and they can help sell your property.  

Multiple Listing Service – Carefully prepare your property description with input from you. It’s important for us to know what you like most about your property so we're able to convey that in the proper context to a potential purchaser.  To keep your listing fresh on market, we'll periodically change the property description and re-order photos.  

Internet Marketing  – Your listing is posted on over 70 Internet sites.  
SignPlace a custom “For Sale” sign with cell phone, website, and QR Code. Buyers can scan the QR code with their smart phone to obtain information about your home right then and there.
InfoLinePlace a rider on your yard sign with recorded information about your home. Buyers can access the information by calling toll free and entering a code. The site captures the prospective buyer’s phone number and emails it to us so that we can follow up with them.

Postlets​ – ​Create a link with information about your property with photos, Virtual Tour, access to our website and our contact info.  We email this link to other agents, posit it on FaceBook, LinkedIN and Twitter.
Property Information Booklet – Prepare a 7 - 10 page full color booklet containing a room by room description, room sizes, quality color photos (including Aerial and Panoramic photos), and area information. Buyers will take this booklet with them to help remember all the unique qualities and features of your property.  

Mailings – Send a flyer about your property to past clients and prospects.  We also mail over 1,500 postcards per month, including your Just Listed announcement.  

Feedback –  Provide you with prompt feedback after buyers tour your property.  It's important to know buyer likes and dislikes and track feedback for reference or action.

Ongoing Market Evaluation – Keep you informed of sales activity in your area that may affect the sale of your property, such as new listings, properties reduced in price and sold homes.
